moving-2Now, a lot of the information in this post may seem completely obvious, but speaking from experience, when you are trying to plan and execute a move, a lot of really important things can slip your mind. So, what do you need to check out when you move?

If you have children or plan to, you need to check out the schools in your area. Moreover, you may want to make sure the neighborhood you choose is kid friendly. Schools and neighborhoods should be as diverse as possible.

How are the hospitals where you are moving? How well are they equipped, what can they do? You never know what might happen, remember; it is worth it to be on the safe side.

How is the city or town itself? Where are the libraries, the grocery stores, the parks? Make sure that wherever you are moving suits you. If you like music in the park and cafes, look for that. If you like malls and movie theatres, look for that.

moving-1Hardly anyone stays in one place any longer these days. People tend to move around much, much more than they used to. That is all well and good — we call it progress, anyway, and whether you think of it as a good thing or a bad thing, that does not change the fact that it happens.

It is also a fact that moving can be a stressful and often scary experience. There are things you can do to allay any fears and frustrations, such as making sure your home is organized when you start to pack, that you plan things well, and things of that nature.

You also need to research the location where you will be moving to — seems like that goes without saying, right?

However, you need to know more than just where you are going to live and if the place is close to your job.

Mortgage Fraud: What Is It?

Mortgage FraudWhen you are dealing with Mortgage Fraud – it can be a difficult thing to really wrap your head around.  Personally, I had absolutely no idea what Mortgage Fraud even was until I started writing this blog.  What Mortgage Fraud is, is it is actually a term that is used to describe a broad variety of criminal acts where the person will misrepresent themselves on a mortgage loan.

The reason for this?  Well, it is so that the individual can actually get themselves some property and real estate.  They will lie on the applications for loans and get the loans with no intentions of paying them back.  In federal courts, Mortgage Fraud is actually prosecuted as wire fraud, bank fraud, mail fraud and money laundering.

People who commit Mortgage Fraud can actually get up to thirty years imprisonment – so it is certainly not something to mess around with.

Credit repair Repairing your credit is something that can be difficult – there are many different things that you need to do and to be honest, it is going to be a long process and one that isn’t easy.  Your credit history is something that is going to follow you for the rest of your life and if you have made some bad credit choices, it is not the end of the world – you can bring up your credit score.

The first way to bring it up is to ensure that you have paid off any debt that you might owe.  That way, you can be sure that you are starting with a fresh and clean slate.  Next, get yourself a credit card that has a very low minimum and only spend on it when you really need something – and always make it small. 

The idea is that you want to pay off your credit card every single month, as that is going to be what brings up your credit score.

neighborhood-2Speaking in terms of real estate and in your personal investment, especially if you are buying a new home in your new neighborhood rather than renting a property, there are a number of other things you can do when choosing a neighborhood.

For instance, while it is important to pick out a house or apartment in a neighborhood which meets your price range, you can follow a few helpful strategies.

One thing you can do is look for a neighborhood likely to become the new hot spot within the next several years. If you can get in on the ground floor and are willing to wait a while, you can wind up in a phenomenal neighborhood without having to pay steep prices.

If you happen to fall in love with a neighborhood in which you can not yet afford to buy, then you pay consider buying either a co op or a condominium. By doing so, you still have a chance to buy in a great area.

This is especially true if you currently have children or plan to have kids. However, it should be a concern for childless couples as well as single individuals. We all want to be in a good, safe neighborhood. Our ideas of what constitute as a good neighborhood may differ, but there are some universal tips you can follow to help you find the best one for you.

By and large, several factors are almost universally important, though they may differ for you personally. You want to check out the quality of the schools in a potential neighborhood, as well as traffic conditions, property values, the crime rates, how much construction goes on or is planned, and the neighborhoods proximity to areas like your job, hospitals, schools, the stores, public transportation, freeways and airports, and prisons. You may want to see how close the neighborhood is to any applicable beaches or lakes as well, in addition to parks, museums, stadiums, theaters, and other sites for cultural activities.

LandscapingLandscaping your backyard is very important … we talked about that in the last blog, but did you know that there are a few quick and easy steps that you can follow to ensure that you do not have to hire it out?  Landscaping is something that can be extremely costly and if you are not ready to invest that many, you can definitely do it yourself, all you need to do is get a little elbow grease in there and ensure that you know what you are doing.

Firstly, you want to spend a day trimming and removing overgrown and excessive plants.  That way you will have a fresh and clean start as soon as you remove all of those plants, which is something that everyone wants.  Also, you want to make sure that you get rid of any bushes were trees that might make your home look like a jungle – we all know that we have those.

Next, you want to make sure to spend a few hundred dollars on some plants and flowers that will add in a lot of warmth to your home and it will truly change the look and overall feel of your home!

landscapingWhen you are trying to sell a home, we all know that it can be a truly difficult thing … after all, it can take a while to be on the market and since the market is so bad right now, you truly have to make the home shine and sing.

That is what backyard landscaping can do for your home.  What many people do not know about landscaping is that it actually reaches it maturity after about six to eight years and after that – you need to thin it and reshape it.

Many people skip over that part and just think that they can get away with only landscaping their backyard every ten years or so – that is simply not the truth.  In the next blog, we are going to explore how your backyard can truly enhance your curb appeal!

Tax creditNow that we have talked about just some of the tax incentives that are out there – it is now time to talk about the tax incentive that the government is offering up for making your house ‘green’.  Obama is one of those presidents that is very into being green and he is one president that is truly making a difference in the environment market.  Between this year and next year, there should be tax credits of about $1,500 for home buyer or home seller to make their home a little greener.

While those tax credits are not currently in practice, they are slowly but surely going into practice.  Another thing that I’ve noticed is that the states are taking it into their own hands as well, for example Georgia passed a tax bill that gives a $1,800 tax credit for first time home buyers that buy their homes between June 2009 and November 2009.

All of these tax incentives are a fantastic way for home owners to truly be able to afford the home of their dreams and really make sure that they are getting the very best deal!

Tax incentivesLooking for a new home for the price that you want is a hard task.  However, it is not impossible and one of the main reasons is that there are a ton of different tax incentives going on right now.  The housing market is in deep trouble, with no one purchasing homes and so many homes going into foreclosure, it makes it extremely difficult for real estate agents to really make a living.  However, with all of the tax incentives that are being offered up now – home owners are more opt to purchase.

However, if you are a home buyer that is looking to purchase a new home, you need to know about all of the tax incentives out there so you can take advantage of them right?  The firs tone is going to be a tax break on select properties of about $8,000.  This is a tax incentive that you do not have to pay back to the government, which makes it that much better.

Another tax credit in the state of California is that the government is adding on – in addition to the $8,000 they are offering up another 5% tax credit to some home buyers, that means you can get a tax credit of about $18,000 – which is a lot of money!
